Where things live: contacts, projects, pipeline, documents

~3 min read

Closr keeps four kinds of records. Each has one home. Chat is the front door to all of them: say what happened and Closr puts it on the right record and hands you a link. But when you want to see or fix something yourself, it helps to know where it lives.

Contacts: the people

Every person you know is a contact: sellers, buyers, lawyers, other agents, past clients. Emails, calls and texts thread onto the contact automatically. If a person has no deal yet and no pitch in motion, the contact is the whole story. Find them under Contacts, or ask chat 'show me Mohamed'.

Projects: winning the business

A project is a pitch you are trying to win: a listing appointment, a buyer consultation, a landlord you are courting. It moves Pitching, Appointment, Deciding, then Won or Lost. Projects hold the prep: comps, the CMA, the pre-appointment email, feedback after the visit. A project ends the day they sign. Projects live under Projects in the sidebar.

Won is a handoff, not a finish line. When a seller signs, drop the signed listing agreement on the project. Closr reads it, creates the listing in your pipeline, and links the two. The project page shows an 'Open deal' chip from then on.

Pipeline: the deal itself

Once there is a signed agreement there is a deal, and the deal page is its record: list price, sale price, closing, conditions, deposits, the listing's start and expiry dates, days on market, the people on it, and every document. This is where changes go. Extend a listing, move a closing, add a co-lister, mark it sold: all on the deal page, or by telling chat. Both write to the same record. Find deals under Pipeline; each card opens the deal page.

  1. 1Open Pipeline and click the deal, or ask chat 'open 1668 Victoria'.
  2. 2Dates and prices are inline fields on the deal page. Click one, change it, and it saves.
  3. 3Or drop the amendment into the deal's Documents section. Closr reads it and, where it disagrees with what is saved, asks you which value to keep before anything changes.
  4. 4Or say it in chat: 'extend the Victoria listing to November 30'. Chat updates the deal and gives you an Open deal link.

Documents: the paper

Agreements, amendments, waivers and disclosures attach to the deal they belong to and show in that deal's Documents section. Comps and inspection reports attach the same way as supporting files. Documents you sign through Closr live under Documents as well. A file dropped into chat is read, matched to the right deal by address, and attached; if two deals match, chat asks which one.

Which one do I want?

  • •Someone new, nothing signed, no pitch yet: a contact.
  • •You are trying to win the listing or the buyer: a project on that contact.
  • •They signed: the deal in your pipeline. The project is done.
  • •A new piece of paper on an existing deal: the deal page's Documents section, or drop it in chat.
  • •You are not sure: tell chat what happened. It routes to the right record and links you to it.
