
Deal workflows: closing checklists that keep dates
A workflow is a closing checklist on a deal — a ready-made list of tasks with due dates. What makes it worth using: the dates aren't fixed. Each task is scheduled off a milestone, like "closing minus 5 days." Move the milestone and every task tied to it recomputes on its own. No re-typing dates when a closing slips. Closr ships two workflows, Buyer and Seller, and you can save your own.
Start a workflow on a deal
Workflows are never started for you — you add one when a deal is real. Two ways to do it.
- 1In chat, say "start a buyer workflow for this deal" or "start a seller workflow for this deal." Closr attaches the matching checklist.
- 2Or use the chip. When a deal clearly has a side and no workflow yet, Closr suggests one on the deal page under "Needs you today" — a "Start the Buyer workflow" (or Seller) button. Click it.
What's in each checklist
The **Seller** workflow tracks four milestones — Listed, Offer received, Firm (conditions waived), and Closing — with tasks like order photos, sign the listing agreement, go live on MLS, review offers, waive conditions, confirm closing docs with the lawyer, and the final walkthrough.
The **Buyer** workflow tracks four milestones — Offer accepted, Inspection, Financing condition, and Closing — with tasks like book and complete the home inspection, apply for a mortgage, secure financing approval, confirm closing docs with the lawyer, and the final walkthrough.
How the dates stay right
Each task is pinned to a milestone with an offset — "inspection minus 2 days," "closing minus 5 days." You set the milestone dates, and Closr does the arithmetic. When a date changes, every task hanging off that milestone moves with it, automatically.
- 1Set or move a milestone date in chat: "move the closing date to March 14" or "set the inspection for next Tuesday."
- 2Every task tied to that milestone recomputes its due date. You don't touch the individual tasks.
Run the checklist day to day
Manage tasks in chat, in plain language:
- •Add one: "add a task to the workflow — confirm survey with the lawyer."
- •Mark done: "mark the inspection task done."
- •Skip one that doesn't apply: "skip the inspection task."
- •Reassign: "reassign that task to Jane."
- •Loop in a party: "notify the inspector about this task" or "link this task to the lawyer."
See every task in one place
Open `/app/workflows` for the task board — every open workflow task across all your deals, sorted by due date into Overdue, This week, Upcoming, and Unscheduled. Each row links back to its deal. This is tasks-by-date; the pipeline board at `/app/pipeline` is deals-by-stage. The per-deal checklist itself lives on the deal page at `/app/leads`.
Keep your client in the loop (optional)
Client updates are **off by default.** Turn them on per workflow — "turn on client updates for this workflow." Once on, Closr emails your client automatically when a milestone is finished or a milestone date moves. The email goes to the client on the deal. It's a status update about their own transaction, not marketing, so no separate opt-in is needed — but you decide whether it's on.
Tweaked a checklist and want to reuse it? Say "save this as a template." Later, "what templates do I have" lists your saved ones alongside the built-in Buyer and Seller checklists.
