
Advertise a listing on Facebook
Closr turns one of your listings into a Facebook lead ad. It works in two moves: you ask in chat and Closr drafts the ad, then you open the composer to review and set the targeting, and push it to Meta. The push creates a **paused** ad — it never goes live and never spends a dollar on its own. You activate it yourself in Meta Ads Manager when you're ready. This guide walks the whole path.
First, connect Facebook. Ads use the same connection as Facebook Lead Ads — one Facebook sign-in covers both. Go to **Settings → Integrations → Facebook** and connect. Step 1 — draft the ad in chat
- 1In chat, say something like "make an ad for 12 Bay Street" or "promote this listing". You can name a listing or just give an address.
- 2Closr writes the ad for you — primary text, headline, and description — in your voice, from the listing details.
- 3It seeds sensible starting points: a $50/day budget, a 15-mile radius, and a 7-day run. You'll adjust these next.
- 4Nothing is published. Closr hands you back a link to open the ad composer. Click it.
Step 2 — review and set it up in the composer
The composer opens at `/app/ads/compose`. On the left is a live preview of the exact Facebook ad card that will be sent to Meta — what you see is what gets pushed, nothing summarized. On the right you edit everything.
- 1Edit the copy — primary text, headline, description — until it reads the way you want.
- 2Pick a photo. Choose one from the listing's photos, or paste an image URL.
- 3Set your daily budget. The ceiling is $100/day — the composer won't let you go higher.
- 4Set the radius. The minimum is 15 miles (a Meta rule for housing ads).
- 5Set how many days the ad should run.
- 6**Set the target location.** There is no default — you enter the latitude and longitude for the area you want to reach. Closr will not push a draft that has no location set, so don't skip this.
Fair housing — the check you can't skip
Housing ads are regulated, so Closr checks every ad before it can be pushed. Two checks run on your copy: a word-list check grounded in HUD fair-housing guidance, and an AI reviewer. Both are hard gates — if either one flags a problem, the push is blocked and you fix the copy. There is no override. If it's blocked, the composer shows the issue in a red box under the ad copy; edit the wording and try again.
Meta also files every one of these as a Housing ad automatically — that's required and can't be turned off. Housing ads can only be targeted by location and radius, not by age, gender, or other personal traits. That's why you set a place and a radius, never an audience by demographic.
Step 3 — push to Meta
- 1Click **Push to Meta** in the composer, or type "push this ad to Facebook" in chat.
- 2Closr runs the fair-housing checks, the budget ceiling, the location check, and confirms your ad account is connected.
- 3If everything passes, Closr creates the campaign in your Meta account as a **paused** draft. You'll see "Pushed to Meta as a paused draft."
Paused means nothing is running and nothing is spending. To actually launch the ad, open Meta Ads Manager yourself, review the campaign, and turn it on there. Closr never activates an ad or starts spend for you — that step is always your hand on the switch.
If the push says it can't find an ad account, your Facebook connection covers leads but not ads. Reconnect from **Settings → Integrations → Facebook** and make sure your ad account is included.
